Southbury is one of the biggest neighborhoods in Oswego, and it is not all the same. Part of it is established single-family streets. Part of it is the Seasons townhomes. Part of it is still being built by M/I Homes. All of it shares one clubhouse and three pools on Oswego’s south side. If you are looking at homes for sale in Southbury, Oswego IL, it helps to know which part you are looking at, because the sections live differently and they price differently.

Three Southburys, One Community — Which Fits You?

The established sections are single-family homes on older streets, with a range of floor plans. Resale homes there mostly sell in the $400,000s and $500,000s. Seasons at Southbury is the townhome section. Townhomes start around $300,000, and the association handles exterior maintenance, lawn care, and snow removal. The newest sections are new construction from M/I Homes, reaching into the $600,000s. You get a new home and a warranty without leaving the neighborhood. First-time buyers, move-up buyers, and downsizers all end up in Southbury. Sometimes on the same street.

A 7,600-Square-Foot Clubhouse and Three Pools

The clubhouse is 7,600 square feet. It has a fitness center, meeting rooms, a library, and a movie theater you can rent. Outside there are three pools, tennis and pickleball courts, sand volleyball, playgrounds, and picnic areas. Walking and biking trails run through the community. A lot of subdivisions have amenities that look good on a brochure. Southbury’s are sized for a neighborhood this large, and people actually use them.

Schools and the South Side Location

Southbury is in Oswego Community Unit School District 308. Students go to Southbury Elementary School, Traughber Junior High School, and Oswego High School, and the bus runs through the subdivision. The neighborhood is off Wolf’s Crossing Road, between Route 34 (Ogden Avenue) and Douglas Road. The Route 34 shopping and restaurants are a few minutes away. Naperville is a short drive northeast. I-88 and I-55 are both easy to get to, and the Metra BNSF line in Aurora and Naperville handles the commute into Chicago.

Southbury Sellers: Your Section Sets Your Price

A Seasons townhome, an established resale, and a new M/I home sell to different buyers, so they price differently too. If you want to sell, I will price yours using recent sales in your section. A subdivision-wide average does not tell you much in a neighborhood with this many sections. If you are still looking around first, see all Oswego homes for sale, the established streets of Deerpath Creek, or the 55+ section inside Churchill Club.
