Prairie Commons is a Lennar townhome community on the east side of Batavia, east of Kirk Road and north of Butterfield Road. Lennar built it from 2019 to 2023, so the oldest home here is still fairly new. The townhomes run about 1,500 to 1,900 square feet. If you are looking at homes for sale in Prairie Commons Batavia IL, the draw is simple. You get into Batavia School District 101 without the yard work, at a townhome price.
Two Collections, Two Layouts
Lennar built two collections here. The Urban Townhomes are three-story plans. The Traditional Townhomes are two-story plans. Most homes have two or three bedrooms and two and a half baths, with a two-car garage. There are about 140 to 160 townhomes in the community. The three-story plans put a family room and the garage on the first level. The two-story plans feel closer to a single-family layout. Tour both before you decide. The stairs are the deciding factor for a lot of buyers.
What Low Maintenance Gets You
The association handles lawn care and snow removal. Recent listings show dues around $165 a month. Lennar sold these homes under its Everything’s Included program, so quartz counters, stainless appliances, and smart home features like a Ring doorbell and a Wi-Fi thermostat came standard. The exteriors were landscaped at delivery. For a lot of owners here, the weekend work list is short. That is the point of the place.
Built for the I-88 Commute
Prairie Commons sits beside the Fermilab campus on the east side of town. I-88 is about two miles away. Kirk Road and Butterfield Road handle the daily errands, and downtown Batavia is a short drive west. The walking and bike paths in the community connect toward the Illinois Prairie Path, and Peter Frieders Park is right in the area. If you work at Fermilab or commute on I-88, the location does real work for you.
Schools in District 101
Listings here show J. B. Nelson Elementary, Sam Rotolo Middle School, and Batavia High School. All three are Batavia School District 101 schools. That district assignment at a townhome price is why Prairie Commons stays on the list for buyers who started their search in Geneva or St. Charles and got priced out.
