Caledonia is a smaller, newer neighborhood on the east side of Yorkville, close to the Oswego line. There are 206 single-family homes planned, and about two-thirds of them are built. Most of the homes you will see listed here went up in the last few years. If you want a newer house in Yorkville without moving into one of the big master-planned communities, this is the one to look at. Here is what to know about homes for sale in Caledonia, Yorkville IL.

Newer, Without Being Huge

Grande Reserve will have close to 1,900 homes when it is done. Caledonia will have 206. That difference is the whole personality of the place. Fewer streets, less traffic through the neighborhood, and you learn the cars on your block pretty fast. The trade-off is simple. There is no big clubhouse and pool package here. What you get instead is a newer home, a quieter street, and a price that lands lower than the amenity neighborhoods. For a lot of buyers that trade is exactly right.

The East Side Location

Caledonia sits close enough to Oswego that you will do a lot of your shopping there. The Route 34 corridor in Oswego is a few minutes east, with the grocery stores, restaurants, and the Orchard Road retail after that. Downtown Yorkville is the other direction when you want the riverfront. If your commute runs toward Naperville or Aurora, living on this side of town shaves the first leg off every trip. It is a practical location, and practical is most of what day-to-day living is.

Schools in District 115

Caledonia is in Yorkville Community Unit School District 115, same as the rest of these neighborhoods. Middle school students go to Yorkville Middle School and high school students go to Yorkville High School. The elementary assignment depends on the street, and the district has adjusted boundaries as Yorkville has grown. If the elementary school matters to your decision, give me the address and I will confirm it with the district before you offer. That is a five-minute check that is worth doing.

What Homes Cost in Caledonia

Most homes sell in the $300,000s and $400,000s. The top of the range is around $455,000. Because most of the homes are only a few years old, you are usually looking at modern floor plans, open main levels, and systems that are nowhere near replacement age. A three or four bedroom home here generally costs less than the same age home in Oswego, and the taxes are Kendall County taxes. Compare both numbers when you run your monthly payment.

Frequently Asked Questions

Is Caledonia still being built?

Mostly built. About two-thirds of the 206 planned homes are done, and the final sections are still filling in. So there may be some construction on the later streets while the finished streets feel settled.

Is Caledonia in Yorkville or Oswego?

Yorkville. The homes carry Yorkville addresses and Yorkville District 115 schools, even though Oswego shopping is only a few minutes away. That difference shows up in the price, usually in your favor.

How far is Caledonia from shopping and the highway?

The Route 34 shopping corridor in Oswego is a few minutes east. Route 47 runs through Yorkville for the north-south trips, and I-88 is reached by heading north or east from here. Metra commuters here generally use the BNSF stations in Aurora or Naperville.

Selling in Caledonia? Newer Is Your Selling Point

When you sell here, buyers are comparing you to other newer homes on the Yorkville and Oswego edge, and to builders who are still finishing subdivisions nearby. Age is on your side. The homes that win are the ones where the condition matches the age, with no deferred projects waiting for the next owner. If you want to know what your home is worth, I can value it against the recent sales here and in the nearby newer neighborhoods. No pressure and no obligation. Still comparing?
