Ashton Ridge is Pulte’s new community on Batavia’s near west side, at McKee Street and North Van Nortwick Avenue. This is new construction a short walk from downtown, and Batavia does not get much of that. Pulte is building 162 homes here, a mix of single-family homes and townhomes. If you are looking at homes for sale in Ashton Ridge Batavia IL, the walkable location is the headline. The builder contract is the part to read carefully.

New Homes on the Old Siemens Site

The land was the Siemens and Furnas Electric site, at 1000 McKee Street. The city approved the project in early 2024, and construction started in 2025. The plan covers about 18 acres, with 73 single-family homes and 89 townhomes. Because this is an infill site, you get a new home inside an established part of town. The streets around you are older Batavia.

Single-Family Homes and Townhomes

Single-family prices run from about $500,000 to $650,000. The plans run from about 1,500 to just under 3,000 square feet, with two to four bedrooms. Townhomes start around $400,000. The Bowman townhome plan is about 1,883 square feet, with three to four bedrooms and a two-car garage. Quick move-in townhomes show up as buildings finish, so ask me for the current list before you drive over.

You Can Walk to Downtown

Downtown Batavia is a short walk east. So are the Fox River and the Riverwalk. H. C. Storm Elementary is a few blocks away at 305 North Van Nortwick Avenue, and Batavia High School is about half a mile from the neighborhood. Most new subdivisions in Batavia sit out by Randall Road. This one lets you walk.

Bring Your Own Agent to the Builder

The person in the sales center works for Pulte. That is their job, and they are good at it. My job is to work for you. If you want me involved, I need to be registered with you on your first visit. After that, I can help you compare lots, lot premiums, options, and incentives, and check them against what the same money buys in a resale home. Builder contracts have their own deadlines and their own language. It helps to have your own person read them.

Frequently Asked Questions

Do I need my own agent to buy at Ashton Ridge?

You do not have to have one. Plenty of people buy direct. An agent usually costs you nothing extra in a builder purchase, and registration has to happen on your first visit, so decide before you tour.

What is the difference between the single-family homes and the townhomes?

The townhomes start smaller and lower in price. The single-family homes give you your own lot and up to about 3,000 square feet.

Which schools serve Ashton Ridge?

H. C. Storm Elementary, Sam Rotolo Middle School, and Batavia High School, all in Batavia School District 101. The elementary and the high school are both within about half a mile.
